A recent article in Bloomberg highlights growing local discontent regarding the massive influx of foreign capital and the acquisition of real estate and businesses. Residents are also reporting increasing cultural friction

The main points of the report include:

• Large-scale raids. The government has launched a major operation against businesses using illegal nominee ownership schemes. The crackdown began on Koh Phangan and has since expanded to seven other provinces.
• Stricter visa regulations. Thai authorities have reduced the visa-free entry period for many countries from 60 to 30 days and simplified deportation procedures.
• Nominee ownership schemes. By law, foreigners are prohibited from owning commercial properties or land directly. Hundreds of companies and accountants who helped set up these businesses are now under investigation.
• The issue is not limited to any specific nationality. While investors from Israel have been at the center of recent scandals, authorities note similar issues with citizens from Russia, China, France, the UK, and other countries.

Koh Phangan has been particularly affected, with tensions rising even at a community level:

• Construction boom and loss of identity. The island, with a local population of less than 10,000, receives over a million tourists a year. Locals are frustrated that green hills are being built over with villas owned by foreigners.
• Influx of tourists from Israel. Phangan has become a major hub for young Israelis. Numerous restaurants have appeared with kosher menus written only in Hebrew.
• Economic isolation of businesses. Local entrepreneurs complain that foreign businesses operate within their own circles. Money for accommodation and services circulates within foreign-owned entities without entering the Thai economy.
• Conflicts and closures. Tensions have intensified due to perceived disrespect for local culture by some tourists, leading to increased protest sentiment among Thais. Authorities have closed several unlicensed facilities, including a kindergarten.

We urge you to comply with Thai laws, even if it seems that "this is how it has always worked." This is a massive grey area, and it is only a matter of time before the authorities take notice and begin enforcement. A grey area remains grey only until the government decides to address it. When that happens, rules are applied immediately, swiftly, and sometimes quite painfully.

Koh Phangan remains a home for its local residents, not just a convenient platform for business or a winter getaway.

Respect Thai laws, local culture, and the people around you. Do not litter, do not act as if the island owes you something, and whenever possible, leave behind fewer problems than there were before you arrived.

And please, be kind.
